Strata Building Bond Inspections

Mandatory strata building inspections for builders and developers.

Developers and builders must lodge a building bond with NSW Fair Trading that is equal to two percent of contract value for building works on strata properties that are four or more storeys. The funds are used to pay for rectifying defective works identified in a final inspection report.

Strata Building Bond & Inspection Scheme inspections.

We act as independent inspectors on behalf of developers to complete mandatory defect inspection reports under the Strata Building Bond & Inspection Scheme (SBBIS). Under the scheme, developers are required to pay NSW Fair Trading a building bond that is equal to 2% of the cost of the development. This money is set aside to fund the cost of defect repairs.

Our defective building work inspections are carried out at two stages of the development – an interim inspection between 15-18 months after an occupation certificate has been issued, and a final inspection up to two years after the issue of the occupation certificate.

Whether you are a property owner or an investor, construction defects in strata plans can have an enormous financial and emotional impact. Our strata defect inspections report everything from superficial cracking to major structural faults. They are suitable for litigation purposes or to negotiate with the builder or developer in order to have defects rectified.

Defect inspections for strata managers and owners corporations​.

Under NSW building law, owners’ corporations have a limited period in which to identify failings in and around a strata complex. The statutory warranty is limited to two years for general defects and six years for structural defects. That is the time period in which a defect inspection can be commissioned.

We can inspect every unit and common areas to complete a detailed report that identifies any defects according to the Australian Standards, and our reports are backed by photographic evidence.

The report can be presented to the property developer or builder to negotiate rectifying the issues identified.

If you own a swimming pool and you are looking to sell or lease your home, book a swimming pool barrier inspection to include in your sale contract or tenancy agreement as proof that your property complies with NSW government legislation.

Don’t sell or lease your home without a swimming pool certificate of compliance.

As registered swimming pool inspectors, we are certified to inspect swimming pool barriers to ensure they comply with pool safety laws before issuing a certificate of compliance. The certificate is required by law before a property can be sold or leased.

We can issue a certificate of compliance (if a swimming pool meets the requirements set in the Swimming Pools Act or Australian Standards, depending on the age of the pool) or a certificate of non-compliance which notifies the purchaser of the property of the need to rectify the defects listed.

A dilapidation survey is an assessment of a property’s current condition before a neighbouring property undergoes renovation or repair work. Recording any existing structural damage offers a layer of liability protection if a claim for damages is made.

The report you don’t know you need until you need it.

Dilapidation surveys are typically commissioned by builders or contractors looking to protect themselves against frivolous claims from neighbours alleging the dilapidation work caused damage to their property. Similarly, home owners may choose to commission a survey themselves in the event they may need to prove damage has been caused.

Our dilapidation surveys document the state of a building’s structure, including any minor wear and tear, prior to adjoining building works commencing. Our inspections may also include council assets such as the footpath, kerb and gutter. We then survey the condition of the property after construction or demolition works.

The survey is provided as an independent written final report and includes detailed photographs.

As licensed builders, we have an experienced eye for what to look for and extensive understanding of what parts of a building are likely to be impacted by nearby works.
